New & Off-Plan Projects in Yiti
Yiti is currently the main off-plan freehold destination in Muscat outside Al Mouj, anchored by the AIDA master community. The masterplan spans 3.5 million square metres above the Gulf of Oman and is being delivered in phases through Dar Global, in partnership with OMRAN Group, Oman’s state-backed tourism developer. Active off-plan releases include branded apartment towers, golf villas and townhouses built around the Trump International Golf Club Oman, with handovers phased between 2027 and 2028. Construction-linked payment plans and escrow-protected instalments make Yiti’s off-plan projects accessible to international buyers entering the Oman market for the first time, alongside seasoned investors comparing entry prices against Muscat’s more established freehold communities.

Yiti Real Estate: Prices, Payment Plans & Property Types
Prices & Payment Plans in Yiti
Yiti sits at the affordable end of Muscat's freehold market. Per-square-metre asking prices at AIDA run considerably below Al Mouj's waterfront benchmark, broadly in the region of 40-55% lower depending on unit type and position, which keeps entry costs accessible for first-time international buyers as well as investors building a Muscat portfolio alongside Dubai or Abu Dhabi holdings. Developers at AIDA typically structure off-plan sales as construction-linked plans, most commonly 80/20 or 90/10, with a booking payment of around 10% at reservation and the balance released in instalments tied to build stages. All off-plan payments are required by law to pass through a licensed project escrow account, with withdrawals released only against verified construction milestones. For exact current pricing by unit, see the FAQ section below.
New Launches in Yiti 2026
The active launch line-up at AIDA includes Marriott Residences AIDA, a two-tower branded apartment scheme of 244 units offering Bonvoy Platinum Elite status and membership access to the Trump International Golf Club, and Trump Golf Villas AIDA, a collection of around 100 three-to-seven-bedroom villas positioned along the golf course fairways. A further release, marketed as The Great Escape, targets lower-entry apartment buyers within the same masterplan. All three remain open for reservation as of 2026, with phased handovers running through 2027 and 2028.
Apartments, Villas & Townhouses in Yiti
AIDA's residential mix runs from one-bedroom apartments in the branded towers to five-to-seven-bedroom golf villas and mansions, alongside mid-sized townhouses aimed at families. Unit sizes for the apartment collections start from around 538 sq ft, while golf villas extend to multi-storey layouts with private plots along the fairways. The full masterplan is designed for 3,500 residential units in total, giving buyers a choice across low-rise apartments, townhouses and standalone villas within a single gated freehold community.

About Yiti
Yiti is a coastal locality south of central Muscat, home to the AIDA master community developed by Dar Global in partnership with OMRAN Group. Announced in 2022 and built across a masterplan of 3.5 million square metres, AIDA rises around 130 metres above the Gulf of Oman within the wider Yiti Integrated Tourism Development, one of the largest freehold zones approved under Oman's Royal Decree No. 12/2006. The community is anchored by the Trump International Golf Club Oman and is planned around branded residences, hotels and a retail plaza.
Life in Yiti is built around dramatic coastal topography rather than city convenience: high cliffs, a rugged shoreline and open views across the Gulf of Oman define the setting, with the community's promenades, hiking trails and golf fairways designed to keep daily life outdoors. It feels closer to a resort retreat than an urban neighbourhood, drawing residents who want space, sea views and a gated, low-density environment over walkable city amenities. Neighbouring resorts such as Shangri-La Barr Al Jissah and the planned Nikki Beach Resort reinforce that destination character.
Per-square-metre prices at Yiti sit well below Al Mouj, Muscat's established freehold benchmark, making it one of the more accessible entry points into Oman's ITC market for international buyers. It lies around 20 minutes from central Muscat by road, with the Muscat Expressway widening scheduled to start in Q3 2026 and a Muscat Metro announcement expected the same year. The community mainly draws overseas investors and second-home buyers targeting long-term capital appreciation and resort-style rental income once branded hotel operators come online from 2027.

Why Invest in Yiti
Growth potential
Land and off-plan values across the wider Yiti masterplan have risen steadily since Dar Global and OMRAN Group announced the project in 2022, driven by Oman Vision 2040's tourism-led investment push and the scarcity of large-scale freehold coastline available to foreign buyers in Muscat.
Rental yield
Muscat-wide gross rental yields average around 5-7% as of early 2026, and resort-style stock in Yiti is estimated at the higher end of that range, closer to 7-9%, in stronger scenarios. AIDA itself has no completed rental track record yet, since the first branded towers and villas are not due for handover until 2027.
Infrastructure drivers
The Muscat Expressway widening (from Q3 2026), a planned Muscat Metro, the Trump International Golf Club Oman and the neighbouring Nikki Beach Resort are all expected to lift both connectivity and destination appeal around Yiti over the next two-to-three years.
Capital appreciation and income profile
Entry prices well below Al Mouj give early buyers room for appreciation as the masterplan completes and branded hospitality operators, including Marriott and Trump-affiliated hotels, come online, supporting both resale upside and resort-style short-let income once the community reaches operational maturity.
Infrastructure and Everyday Life in Yiti
Yiti is still an emerging destination rather than an established neighbourhood, so residents currently draw on the wider Muscat coastline for daily amenities, with more due to open within AIDA itself as the masterplan completes.
Things to Do
The Trump International Golf Club Oman, an 18-hole championship course cut into the cliffs above the Gulf of Oman, anchors life in Yiti, alongside hiking trails around Bandar Al Jissah and watersports run from the neighbouring Shangri-La Barr Al Jissah resort. Yiti Beach offers a quieter, undeveloped stretch of coastline, and the planned Nikki Beach Resort will add a beach club and pool scene once it opens nearby.
Education
Yiti has no schools of its own yet, so families currently commute to Muscat’s established school belt in Qurum, around 30 minutes away. Muscat International School by Amity delivers the English National Curriculum from age three to 18, while Qurum International Private School offers Cambridge and bilingual streams from kindergarten to Grade 12. Both operate under licence from Oman’s Ministry of Education.
Healthcare
There is no on-site hospital in Yiti at present. The nearest facilities are Badr Al Samaa Hospital and Starcare Hospital, both in Al Khuwair, roughly 25-30 minutes away by car, alongside smaller clinics within the Shangri-La Barr Al Jissah resort for guests and residents needing routine care.
Where to Dine Out
Dining options are currently concentrated at Shangri-La Barr Al Jissah, 10 minutes away, which runs nine restaurants across its Al Waha and Al Bandar wings, including Sultanah and Shahrazad. AIDA’s own masterplan includes a dedicated plaza of cafes and restaurants, due to open in step with the residential handovers from 2027.
Best Places for Shopping
Yiti’s own retail plaza is still under development, so residents shop mainly in central Muscat. Al Mouj Walk, around 35 minutes away, offers a waterfront promenade of boutiques and cafes, while City Centre Qurum provides a fuller mall format with international retail, roughly 30 minutes from Yiti.
